1.  Rent to Own is a program that gives you the opportunity to earn credit for the money you spend on rent that can be used to purchase a home from Sage Homes. It offers a great opportunity to build up funds towards the purchase of a new home. The reward program is only available when purchasing a home from Sage Homes.

2.  Sage Ventures grants credit dollars every month based on 50% of your base rent.

For example, if monthly rent is $2000, $1000 credit dollars will be earned each month up to a maximum of 2.5% of the purchase price of the home. (For Example, Purchase price $305,450 x 2.5% = $7636.25 Maximum Credit).

3.  When you sign a lease at a Sage Ventures property, you will automatically be enrolled in the Rent to own program and will start earning credits immediately. 

4.  No minimum length of residency is required. Credit dollars accrue based on rent amount.

5.  Residents must fulfill their term of lease and be in good standing. They must be current with their financial obligations and must follow the proper procedures for terminating their lease, whether it is at lease end or mid-lease.

6.  Program may be changed or cancelled at any time without notice

7.  Residents cannot use the services of a real estate agent when using their credit dollars with Sage Homes. Credit dollars can be used in conjunction with any other published offer or incentive.  Exceptions may apply. Offer good on inventory homes and specific home sites, restrictions may apply.

8.  Certificate must be presented to Sage Homes prior to signing of the purchase agreement. Credit dollars cannot be transferred to another individual. Only the person who has accrued them can use them. Credits cannot be used for a down payment.

9.  Once a purchase agreement is signed, additional credit dollars will not be able to be applied to the purchase of the home. Credit dollars expire 120 days after the end of your lease as a Sage Ventures resident. Credits can be used up to a maximum of 2.5% of the purchase price of the home purchased.
